Glendale Sunroom Conversion and Addition (Completed, July 2007)
This was a two-phase Green remodeling project:
Phase
1: Addition of attic insulation, and the enclosing of a
south-facing screen porch and the open patio beneath it with sliding
glass patio doors-
In
the first phase, the porch space was superinsulated, rotted wood
repaired, and custom steel patio railings mounted. A window was removed
from the lower rea and and a reclaimed door custom fit and
framed in its place. The enclosed space functions as a greenhouse area,
and on sunny winter days, entirely heats the house. To
complete project phase one, an evacuated tube solar hot water
generation system was
mounted on the roof and activated.

Phase
2: Transformation of an existing garage to living/office
space with radiant in-floor heating and the building of a new
garage.
In
the second phase, the existing garage was gutted, and the grounds
prepared for the addition.

AFT (advanced framing
technique) framing completed,
Radiant in-floor tubing and a new garage door installed while 50-year dimensional asphalt shingles installed
(the only type of asphalt shingle we will work with).
Replaced existing
windows (and installed new ones) using energy-efficient models (Marvin true divided lites ranging
from U.29 to .32),
Reclaimed doors custom-framed and installed,
closed-cell
bio-based 1701 sprayfoam insulation applied, drywall installed, then we
milled up some battens to match the existing house and got the siding
on.
Finishing touches- owner-supplied custom cupola installed.
Finish painting, concrete staining and interior woodworks will be
completed by owner. More images to come when project fully
finished.
